A Lowdown on Major Factors Influencing the Cost of Your Garage Construction

A garage is a handy and useful section for car owners. It keeps your vehicle safe from elements such as dust, rain and direct sunlight, adds value to the house and keeps your vehicle and other items safe and secure. In some instances, it can serve as extra storage space, freeing up rooms in the main house for other uses.

The following are the primary factors that affect the cost of your garage construction.

Garage Size

Size, in square units, is one of the major cost determinants. The larger the garage, the higher the costs. In the same vein, the material and final finish affect the cost per square footage. Other aspects related to the size include the region, project scope and local building regulations.

For the latter, a reputable garage construction contractor should be familiar with the local rules and regulations. For example, in some regions, there is a restriction on the maximum size of the garage as a percentage of the whole lot size.

For the homeowner, however, the primary determinants of the garage size are the number of vehicles and/or bikes and extra requirements such as storage space. This, of course, determines the number of materials required and labour needs. Work with a reputable garage builder for an all-inclusive estimate.

Garage Type

Two primary garage construction types exist – an attached garage (one with a shared common wall with the main house) and a detached garage (standalone). The former tends to be cheaper than the latter due to the following reasons:

  • The shared common wall saves on the material and labour required for the shared wall and power extension.
  • Direct entry from the garage to the house saves on money otherwise spent on the extra driveway whilst offering security and cover from the elements – only a door on the shared wall is required.

Additional Requirements

Extra costs emanate from features and installations such as the electricity, plumbing, choice of architecture and presence or absence of a driveway. If your house has a special architectural theme, attempts to match the style when constructing the garage requires special materials and skills. These come at an extra cost.

Extra plumbing is also required to accommodate the extra fresh and wastewater management. For electricity, power allocation is required for lighting and other uses such as automated garage doors.

As already mentioned, well-constructed garages offer protection for your vehicles, adds home value and allocates extra storage room, amongst other uses. Building one shouldn't, however, be a bank-breaker. Consult a garage builder for a quotation, construction and maintenance. They will be able to accommodate your requirements and budget without much hassle.
